We acquire well-located apartment and student-housing communities where disciplined underwriting, hands-on asset management, and the right capital structure can protect investor capital and compound it over a multi-year hold.
Our approach is deliberately conservative. We re-underwrite every deal from the ground up — itemizing operating expenses, stress-testing rents and financing, and refusing to rely on cap-rate compression to make a deal work. We use professional third-party management, and we co-invest our own capital alongside our partners in every offering.
The result is a focused portfolio of income and value-add opportunities selected for what we believe is an attractive balance of current yield, downside protection, and long-term appreciation.
